Sustainable Lighting Masterplan for Urban Regeneration

The transformation of 980 Great West Road represents one of the UK’s most ambitious reuse-led developments, setting a new benchmark for sustainable urban regeneration in West London. Spanning 13 acres, the hybrid planning application proposes more than 2,300 new homes across a mix of tenures, including Build to Rent, Co-living, Purpose-Built Student Accommodation and 35% Affordable Housing. Alongside this, 330,000 sq ft of commercial space will help create a diverse and resilient local economy.

The masterplan is being delivered by Hadley Property Group, led by Haworth Tompkins with contributions from Studio Egret West, Metropolitan Workshop LLP and dRMM as plot architects. Studio Egret West also provide landscape design, supported by Turley as planning consultant, Montagu Evans as Townscape consultant, and Michael Grubb Studio responsible for the Lighting Masterplan.

 

Lighting Strategy Supporting Low-carbon Reuse and Sustainable Placemaking

At the heart of the scheme is a pioneering low-carbon strategy. The design retains and adapts significant elements of the original campus, including the existing basement, substructure and two key buildings — among them the high-rise tower. This reuse-first approach ensures embodied carbon is saved at scale while preserving elements of the site’s architectural heritage.

The lighting strategy mirrors this ethos, integrating illumination within existing site materials and structures wherever possible. Designed to balance activity and ecology, the scheme supports evening use while maintaining darkness along the river corridor and ecological edges. It also plays a vital role in reconnecting the historic island site to Boston Manor Park, the River Brent and Brentford High Street, strengthening the site’s placemaking credentials.

Through its lighting masterplan and strategy, 980 Great West Road sets a new international benchmark for sustainable urban regeneration.
